Public can weigh in on 6-storey, 162-unit rental proposal for Victoria’s Harris Green

A public hearing on Feb. 10 will cover a proposal for a six-storey rental apartment building that would be right across the street from the proposed two-block overhaul of Victoria’s Harris Green neighbourhood.

Ciccozzi Architecture is looking to build a 162-unit building on the southwest corner of Vancouver and View streets on lots at 1124 Vancouver St. and 941 and 953 View St.

The Harris Green Village project, a massive proposal which awaits a public hearing of its own, is looking to bring 1,500 rental spaces, commercial and community space to the 900- and 1000-blocks of Yates Street between Quadra and Cook streets.

The Vancouver/View project calls for 33 studio apartments and 98 one-bedroom units. It would also include 23 two-bedroom units, seven ground-floor two-bedroom suites and one three-bedroom apartment.

One of the variances being applied for is reduced onsite parking. The design calls for 30 resident parking stalls, 14 visitor spots and two for Modo car share vehicles – one located on the street, the other in the parkade. It leans more heavily on a concept of tenants without vehicles, and as such calls for 202 bike storage spots and a bike-service area.

The applicant says the site will include about 12,500 square feet of outdoor community space, divided between the shared rooftop and a courtyard, for residents and visitors, and a 400-square-foot indoor amenity area with a kitchen, lounge and seating.

“Our proposal is to offer practical and modern homes that would be attainable for young people, families and others who seek a home within their financial means,” Ciccozzi Architecture wrote in an August letter to council. “Providing increased market rental housing in a price range that we anticipate will contribute to retaining our young and highly skilled individuals within the City of Victoria.”
